I'm Will. I grew up in Eaton, went to UNC right here in Greeley, and spent fifteen years selling homes at a big national franchise before I'd had enough of the quotas and the pressure to push deals through.

I opened Pilch Heritage Realty on a Tuesday in March 2014, in a one-room office on 43rd Avenue with a single desk and a coffee pot. Today there are three of us — me, my colleague Hannah, and our office manager Dave — and the coffee pot is the same one.

We close about thirty homes a year. That's deliberately small. It means we answer our own phones, we know every client by name, and we have time to actually walk through a property carefully before recommending it.

What we believe

• Tell the truth, every time.

  Even when it costs us a deal. Especially then.

• Stay small.

  We will never have more than five agents. Scale ruins the work.

• Be local.

  We only work in Weld County and a sliver of southern Larimer. We don't pretend to know markets we don't.

• Charge fairly.

  Listing commission of 2.5% to us; buyer side per market norms. No surprise fees, ever.
